The Renters’ Rights Act has introduced major changes to private renting in England from 1 May 2026, including the end of Section 21 “no-fault” evictions, new rules on rent increases, rolling tenancies, limits on rent in advance, and stronger rights for tenants with children, pets, or benefits.

What’s Changing?

Under the new rules:

  • Landlords must have a valid legal reason to regain possession.

  • Most fixed-term tenancies are replaced by rolling periodic tenancies.

  • Rent increases are limited to once per year using the correct notice process.

  • Tenants have stronger rights to request pets.

  • Blanket bans on tenants with children or those receiving benefits are not permitted.

  • Landlords and agents must provide tenants with the official government information sheet.
