Selling Your Home

Home Selling Myths... Busted!

Oct 6th, 2026

Selling a home in Wigan or Hindley? You’ll probably hear plenty of advice along the way, from friends, family, neighbours and the person at the end of the bar. Most of it comes from a good place, but not all of it holds up, and following the wrong tip can cost you time and money.

At Casa Real Estate, our team has many years of combined experience in the local property market. Here are seven of the most common myths we hear, and what’s actually true.

1. “Overpricing your home leaves room for negotiation”

It’s a tempting idea: start high, let buyers haggle you down, and still come out ahead. (It’s also why some sellers choose the agent who gives the most flattering valuation rather than the most realistic one.)

In practice it tends to backfire. Buyers search by price bracket, so an inflated asking price means your home is compared with properties that look better value. Meanwhile, buyers whose budgets sit just below your price never see it at all. The result is often a home that lingers on the market.

Price it fairly and you’ll stand out in the right bracket, attract more interest, and give buyers a reason to compete with each other rather than chip away at your price.

2. “An immediate offer means you priced too low”

An offer lands on day one and suddenly you’re wondering if you left thousands on the table. Try not to panic.

Many buyers spend months searching and are ready to move the moment the right property appears. A fast offer usually means a motivated buyer spotted a home that suited them, not that you undersold. And had you priced higher, that buyer might never have found your listing.

3. “A better offer will come along if you wait”

If one buyer was keen straight away, surely there’s a queue behind them? Not necessarily. Sometimes the right buyer simply turns up at the right moment.

If a fair offer arrives, it’s usually wise to take it seriously, whether your home has been listed for a few hours or a few months. Holding out for something better is a gamble, and it doesn’t always pay off.

4. “The cheapest estate agent is the best choice”

Of course you want to keep as much of the sale price as possible. But the lowest fee doesn’t always mean the best value.

Selling a home can be stressful. A good agent keeps the process moving, communicates clearly, and supports you when things get tricky. Before you sign, look at what’s actually included in the fee. Saving a little now could cost you far more if your home doesn’t sell.

5. “Big renovations always pay for themselves”

Many sellers assume that a conservatory, swimming pool or landscaped garden can simply be added to the asking price. Sadly, it’s rarely that simple.

Not every buyer wants a pool to maintain, or a conservatory eating into the garden. Plenty of buyers would rather start with a blank canvas and put their own stamp on a property.

That doesn’t make big projects a bad idea if you want to enjoy them. But if your main goal is a return when you sell, think carefully about which improvements genuinely add value.

6. “There’s no point fixing the place up before selling”

If you’re moving on, spending more money on the house is the last thing you want to do. But small repairs and tidy-ups can make a real difference to how buyers see your home, and what they’re willing to pay.

Mend broken fences and gates, tidy the garden, replace damaged windows or doors, and give tired rooms a fresh coat of paint. A well-kept home feels cared for, and that goes a long way towards achieving its true value.

7. “Online valuations are 100% accurate”

We’re big fans of online valuation tools. They’re a great starting point, but they’re only a guide. They compare your home with others of a similar size and type nearby, and they can’t account for its condition, its layout, or the improvements you’ve made.

For an accurate figure, nothing beats an experienced local estate agent visiting in person and seeing the property for themselves.
